How To Keep Your Home’s Value High

Your home – in spite of the fact that it is the place where you live and make memories with your family – is one of the biggest investments you will make. And while it is no fun to spend all your time worrying about “your investment,” you can have fun in your home and still help the value of your home. There are a few things in particular you need to make sure you take care of in order to do that.

One of the biggest aspects of your home’s value is its curb appeal, as it will be difficult for you to sell your house if the outside looks bad. Of course, this does not mean that your yard has to always look immaculate if you are not selling right now (which can be impossible anyway if you have kids!). But you should be fully aware of the condition of the outside of your house and the landscaping of your yard. These things are much, much easier to take care of on a continual basis than to try and take care of them all at once when it comes time to sell.

The “first glance” impression of the inside of your house is also important, so make sure you keep the walls and floors in good repair. When it comes time to sell your house, there will be no need to replace or fix these things if you take care of them now. Again, if you have children, this can be difficult, but your house will remain in good shape if you train your children to look after things and clean up after themselves.

And finally, there are important things between what people can see on the inside and outside that you need to be aware of. These things, such as the pipes and the electrical wiring, need to be kept in good shape if you want to be able to sell your house for what you feel it is worth. Check up on these things every so often, inspecting them yourself or having someone come out to do so!

It is a whole lot easier to keep the value of your home high by looking after it consistently, rather than trying to take care of things all at once – regardless of whether you are selling soon or not for a long time!

Best Skin Care Tips For Mature Skin

image

Have you suddenly recognized a difference in your skin?

Most women’s skin changes as they get older, especially after they hit 40. Laugh lines, “elevens” between your eyes, those little creases on either side of your mouth–we all have them. Most women find their skin becomes less elastic and thins with age, which can lead to sagging. Before you panic, invest in a good skin care regimen, aimed at improving mature skin.

Wash morning and evening, but be careful not to use harsh products, using gentle cleansers like Cetaphil. Many mature women develop adult-onset acne, but you’ll want to avoid the acne creams and washes sold to teens (such as Proactive). Instead go for a gentler system, such as Dermalogica, which is all-natural and is better tolerated by more mature skin. After cleansing, use a moisturizer that has at least 30 SPF, and let it soak in, and then reapply just before going outside.

Don’t tan at all, ever. Even when on a special trip to a hot beach. Be the palest person on the beach; you’ll also be the person with the fewest wrinkles when you return to that beach in ten years. You’re wise if you always wear your sun hat, hide under a beach umbrella, and follow the shade.

If you see sun damage or scarring on your face, try using Dermalogica’s Multi Vitamin Power capsules to repair some of the damage. When you crack open the little capsule, you’ll discover a wonderful mixture of vitamins C, A, and E, which feels amazing on your face. Most women feel a difference in their skin immediately, and with regular use, see firming and repair results.

If you’re concerned about laugh lines, try iS Clinical Youth Eye Complex, which will plump up skin and reduce fine lines. With these good products, a little goes a long way, so use sparingly and say hello to lovely skin!

Preparing for a Half Marathon

image

Have you decided to run a half marathon? These guidelines will ensure you are ready when the big race day comes.

Make sure you allot adequate time to train. Take into account your starting fitness level (are you truly a novice, or have you run a bit before?) as you plan. Find a reasonable training plan and then tack on an extra week or more to allow room for sickness or injury. A good training program will tell you to go for a long run one day a week, run shorter runs three days a week, and cross train or rest on the remaining days. Take your time building the distances for those long runs.

Buy the right equipment. Make sure you have running clothing that fits right and wicks away sweat, plus good running shoes, and anti-chafing balm. If your training route doesn’t loop (whereas you could place water bottles that you could access on long runs), buy a camelback or bottle belt. You should also have some form of self defense with you, such as mace.

You should plan on running the full thirteen miles at least once before the race. Make sure you leave room to have an easy week before the race, not running the couple days before the actual race. It’s a good idea to eat plenty of carbs those few days before the race.

On race day, get up early and eat something like an egg sandwich or a bagel with cream cheese. A lot of runners like to eat a power bar just before the race, and everyone benefits from a couple energy gels midrace. If you usually drink powerade during your workouts, you can do so during the race; otherwise, stick to water.

After the race, be sure to drink a lot. If you feel even a little bit of stomach upset, drink an energy drink but don’t eat yet. It’s wise to stretch out your muscles and just relax, enjoying your great acheivement as you plan your next race.

How To Sell Yourself To Prospective Employers

You may be qualified for the jobs that you are looking for, but in order to get hired, you need to be more than just qualified. You also need to understand how to go about selling yourself to prospective employers. After all, when you apply for a job, it is unlikely that you will be the only applicant who is qualified, especially with how competitive the job market is these days. Follow this simple advice, and you will be able to be qualified and also understand how to sell yourself to prospective employers.

Confidence is one of the biggest things for selling yourself to employers, and the biggest way in which you can gain confidence is by being prepared. Start to research and understand the sorts of questions typically asked in interviews, as this will help you begin to become prepared. In fact, if you are applying for a position at a large company, you might even be able to find resources that list specific questions you will be asked!

Check out the Ultimate Guide To Job Interview Answers to know the sort of questions you will be asked!

You should also take the time to find out as much about the company as you can – and not just basic stuff. You should try to learn about the company’s history, its locations, its mission statement, its largest sources of revenue; find out everything you can!

And of course, you must remember that practice makes perfect; as silly as it might seem to practice your interview, it can help a lot! Start out by practicing by yourself, answering the questions that you are likely to encounter during your interview. And after you get comfortable answering these questions, ask a friend to help you practice the interview! When you practice with a friend, you should wear what you plan to wear to the interview, and you should let them ask the questions you expect as well as a few surprise questions. By the time you have run through this a few times, recognizing the things you are doing well and the things you need to fix, you will finally be ready for the real thing – and it will feel like a piece of cake as you go in there and sell yourself!

Great Investment Books For Every Investor

Each year, there are hundreds of new investment books published. Some of these books claim to be the investing equivalent of a miracle drug, helping you to get rich quick. Other books claim to be packed with principles that have been around for ages, that are “tried and true.” Some books tell you how to play the market right now, and others tell you how to play the market in the long run. Some of these books are written by those who have had great success in the stock market, and other books have been written by those whose portfolio you would not like to have yourself. So the question becomes: How do I know which books are the right books? The answer to that question is simple: forget about the books published recently, and go back to the ones that have stood the test of time. While there are certainly books published recently that could help you a great deal, it is important to first lay a foundation with books that have been proven to be invaluable. All three of these books are full of advice and wisdom that will help any investor, whether you are brand new at this or have been doing it for ages.

1) The Intelligent Investor: This book is considered a must-read, even though Ben Graham originally published it way back in 1934. Warren Buffett even called this book “the best investing book ever written.”

2) The Essays Of Warren Buffett: And of course, every investor must read Warren Buffett himself; this book arranges Buffett’s essays by topic and relevance. While you cannot go wrong with any Buffett book, this one is a great place to begin, as it will help you in every area of investing.

3) Common Stocks And Uncommon Profits & Other Writings: Philip Fisher wrote this excellent collection of the fifteen qualities of an excellent business. You are sure to learn to expand your own portfolio as you dive through these in-depth thoughts from one of history’s greatest financial thinkers.

While many people think of the stock market as something scary – akin to gambling – you can follow the tips of the men who knew how to make money in the stock market, and by so doing, you can begin to do the same yourself.

Banner Ad Strategies That Work

If you’ve decided to sink advertising dollars into banner ads, but you’re not sure where to start, you may want to do a little research. Check out these tips on wisely using banner ads to your greatest advantage: Before paying for any banner ads, you’ll need to figure out who your target audience is. Construct a buyer profile using such factors as age, income level, education level, and gender. Arm yourself with information from one of these three sources: your own demographic records, sales analytics software, or a marketing guru familiar with your field. This information will help you choose sites for your banner ads. If per chance your site sells sexy boots, you’ll need to buy banner ad space on sites frequented by young women. If you’re selling modest leather pumps, you’ll want to target mature businesswomen.

Another good use of advertising dollars is retargeting, or remarketing. Retargeting is a great way to focus your marketing efforts on guests who have already checked out your site. The retargeting service actually identifies and follows guests who visited your site, posting your banner ads on random pages the guest lands upon. Your banner ads will be presented to people who visited your site, meaning you may either entice a customer to become a repeat customer, or you may get a customer whose time on your site was somehow interrupted to return and make a purchase. Retargeting services can save you money because they act as a focusing tool, allowing you to pay one service to follow those who have shown interest instead of paying several sites to post your ads.

You can also get inexpensive marketing through affiliate marketing partnerships. If you provide kickbacks to affiliate partners, they will build sites, post content that leads visitors to your sites, and post your banner ads on their sites. You can do this by providing commissions to affiliate partners as rewards linked to clicks on your site, registrations on your site, or sales. This is a great strategy because you don’t have to pay money out before you see results coming in.

Getting Back to Sleep – Dealing With Insomnia in the Moment

If you can’t get to sleep and you have a big commitment the next day, you need solutions, and you need them now. Right this second. What options are available for an insomniac in the middle of the night?

Get out of bed. Much as you may want to lie there and hope you’re going to fall asleep, you’ll be better off if you actually get up, do something, and try going back to bed in a little bit. It may help you to consider falling asleep as being akin to landing a plane properly; if the landing doesn’t go as planned the first time, you may have to circle around and try to bring the plane in for a second try. Your body has gotten used to falling asleep at a certain time, and if for some reason you missed that time, or you were too stimulated at the time you usually fall asleep, you may have to jolt your body into thinking it has another chance.

Drink some warm milk. Many insomniacs find drinking warm milk really does help them fall asleep. If you don’t like warm milk, brew up some decaffeinated tea; Valerian tea will make you drowsy, and Chamomile will relax you.

Do something that will relax you and possibly bore you. Dim the lights, and think of something that will make you get drowsy. Do not use your computer, watch television, or play video games as the stimulation will prevent you from going back to sleep. You’ll do better with something like reading, crocheting, or just thinking positive thoughts.

Make a plan. If you suspect your insomnia is linked to a concern or stress, trying writing out what you can do about it. Don’t send emails or take action; instead just write out what you can do and what you can’t do.

After this, head back to bed and see if you can’t beat your insomnia yet. Sweet dreams!

Getting Your Kids To Play Outside

If you think back to the days when you were growing up, you likely have fond memories of playing outdoors until your parents forced you to come in. The winter was perfect for outdoors because of the snow; the fall was perfect because of the leaves; the spring and summer were perfect because you could play whatever came your imagination devised! You may have grown up playing with other kids in your neighborhood, or with your siblings. And you would play sports or play make believe with these friends and siblings all the way until dark.

Nowadays, however, it seems like the only time most kids go outside is when they are sent outside by the school for recess. And as for the rest of their free time, they spend it plopped down on the couch watching television or playing video games, or they sit staring at a computer screen. When children play outside, they cut down on the potential for childhood obesity, and they become healthier and even more mentally strong; while television, video games, and computers are fine, they should be used in moderation. Here are a few things that you can try doing if your goal is to encourage your own children to start playing outside.

If you “force” your children to play outside, they are less likely to enjoy it; recognize this, and recognize that many children will feel rebellious when they are told they “have to” do something. Your best bet, instead, is to allow your children to “discover” playing outside of their own accord. There are a couple ways by which this can be effectively accomplished: 1) Put a limit on how much “media time” they are allowed each day; 2) Take some time to play outside with them!

image

As you limit the amount of time they are allowed to spend with video games, television, and computer each day, they will begin to naturally fill their extra time with time outdoors! And as you suggest to your children that you all play outside together, it will draw them out of the house and get them started.

For some children, it is easy to encourage them to play outdoors; if your child does not fall into this category, however, then follow these tips, and they will begin to play outside on their own more and more.

Know How To Pay Your Traffic Ticket

Okay, so you got a traffic ticket. Maybe you were in an area you didn’t know, and you were speeding because you had no clue what the speed limit was. Maybe you had expired tags, and you didn’t realize your tags were expired because you never got that reminder in the mail that the DMV is supposed to send. Heck, maybe you were just plain late for work and you were speeding on purpose. Regardless of how or why it happened, the city expects you to pay this ticket. Because people hear about “unpaid parking tickets” that have piled up under someone’s name, they sometimes think traffic tickets must be the same way; sure, they plan to pay it, but they’ll pay it “when they get around to it.” You might want to think again if you are thinking like this! Your life can become extremely complicated if you pay your ticket late: the fine can go up, they can suspend your license so you have to pay to reinstate it, and they can (and will) even issue a warrant for your arrest. Instead of complicating your life like this, just pay your ticket on time or early – it is very easy to do!

Paying early by mail: This is the most commonly used option, but keep in mind that most cities require you to pay your ticket by the date it is due. The letter does not simply need to be postmarked by the due date; instead, the letter is supposed to have reached them, and the check or money order is supposed to have cleared! Keep these facts in mind so you can avoid late payment penalties.

Paying early by other means: Some cities have drop boxes at the courthouse, in which you can drop off the payment any time of day on the days leading up to the due date of your ticket. Another easy “pay-early” option is “pay online.” While not all cities allow online payment, make sure you find out what the case is for the city in question. This option makes paying your ticket no more difficult that buying a new shirt online.

Paying at court: You should go with this option only if you have delayed too long to pay by any other means. Make sure your bring a book, though! The courtroom is likely to be full of people, and you might be there for a while. You can pay your ticket once they have finally called your name and you have pled guilty to the traffic violation.

Getting a traffic ticket is never fun, and paying a traffic ticket is even less fun. But make sure you do pay your ticket, otherwise the “less fun” of paying the ticket will be the least of your concerns.
